Questions

The things people actually ask.

There isn’t one, but the question is fair. The developer pays us a commission when a sale completes — money that comes from their marketing budget and is already priced into every flat, whether you buy through us or walk in alone. Using us doesn’t add cost. Not using us doesn’t save any.

Honest answer: it’s a real tension, and any agent who says otherwise is selling you something. Two things keep it manageable. Our comparison shows every project on identical criteria, including ones paying us less, and our advisors earn the same regardless of which project you pick. Ask us what we earn on any specific project and we’ll tell you.

You can, and plenty do. But developers reserve certain concessions — parking, floor rise, PLC waivers — for registered channel partners rather than walk-ins. Once you’ve walked in unregistered, the developer records you as a direct buyer and we usually can’t get those concessions retroactively. That’s why we ask to register you first.

Tell us which one and when. Sometimes we can still register you if it was recent and you didn’t share your details. Often we can’t, and we’ll say so rather than promise something we can’t deliver. We can still help you on other projects and with your loan.

No. The lender pays us a distribution fee on disbursal. We also waive the bank’s processing charge on the loan you take through us. Under RBI rules we’re required to show you every offer available, not just the one paying us most.

We re-verify with the developer every month and show the date. Portal listings are often months stale because nobody’s job is to update them. If a site office quotes you something different from us, tell us — we’ll get the correct figure in writing.

It’s encrypted in our database. Our own team sees a masked version day to day, and full access is logged. We share it with the specific developer whose project you enquired about, and with lenders you ask us to approach. Nobody else, ever. Reply STOP any time and we stop.

We’ll help you use the remedies RERA gives you — it entitles you to compensation at MCLR plus 2% for the delay period, and we’ve been through the complaint process before. We can’t make a building appear faster, but we won’t disappear once you’ve signed either.

New projects from developer partners today. Resale involves individual sellers, which is a different operation entirely and we’d rather do one thing properly than two things badly. It’s on our roadmap.

Yes. We handle NRI purchases regularly, including the FEMA side, repatriation questions, and power of attorney if you can’t be here for registration. Several of our lender partners have dedicated NRI home loan products.
