Ask your sales head what percentage of bookings cancel after the booking amount is paid. In most Tricity projects the answer is uncomfortable, and the single biggest cause is financing — the buyer’s loan gets rejected, or sanctioned well below what they assumed.
Every one of those is inventory blocked for weeks, sales effort spent twice, and a refund conversation nobody enjoys.
We run an in-house loan desk with a thirty-two lender panel. We pre-qualify financing before the buyer books, not after. That is the whole pitch.
A standard channel partner agreement with three clauses we care about: a lead registration protocol in writing, a stated attribution validity window, and a defined payment timeline from registration. We would rather negotiate hard on those than on the commission percentage.
We also ask to be told honestly when a project has an issue — an approval pending, a possession date slipping. We will still sell it. We just won’t tell a buyer something we later have to retract, and that protects your reputation as much as ours.
Current run rate across eighteen developer partners in Tricity.
Industry cancellation on channel-partner bookings commonly runs two to three times that. The difference is the loan desk. If your own numbers say otherwise, we’d genuinely like to see them.
