1. What we are, and what we’re not

ByeByeBroker is a RERA-registered real estate agent (Punjab PBRERA-SAS79-2026, Haryana HRERA-PKL-1142) and a Lending Service Provider working with RBI-regulated lenders.

We are not the developer, we are not the lender, and we are not a party to your sale agreement. Your contract for the property is with the developer. Your loan contract is with the bank. We introduce, advise and coordinate.

2. How we’re paid — read this one

We never charge you. No brokerage, no consultation fee, no facilitation charge, at any stage. If anyone claiming to represent us asks you for money, that person is not us. Report it to grievance@byebyebroker.com immediately.

We’re paid a commission by the developer when a sale completes, and a distribution fee by the lender when a loan disburses. Commission rates differ between developers. You can ask what we earn on any specific project and we will tell you.

Because rates differ, we commit that: our comparison shows every project we represent using identical criteria, and our advisors are not paid differently based on which project you choose.

3. Property information

Prices, availability, payment plans, specifications and possession dates come from the developer. We verify them monthly and mark the verification date on each listing. Developers change them without notice.

Images marked as illustrations are illustrations. Areas quoted are as stated by the developer — always confirm carpet, built-up and super area separately in the builder-buyer agreement. Possession dates are estimates, and in Indian real estate they slip.

Nothing on this site is an offer or a guarantee. Verify every material fact independently and read the RERA-registered documents before you pay anything.

4. Site visits and builder registration

Before we arrange a site visit, we register your enquiry with the developer and obtain an acknowledgement reference. This is what entitles you to the concessions we’ve negotiated.

If you visit a site independently before we register you, the developer will normally treat you as a direct walk-in. In that case we may be unable to obtain the stated concessions for you, and we won’t pretend otherwise after the fact.

Concessions are commitments by the developer, not by us. We put them in writing wherever the developer will agree to it.

5. Home loans

We are a Lending Service Provider, not a lender. We do not sanction loans, we do not set rates, and we never receive or hold your loan funds — disbursal goes directly from the lender to your account, as the RBI Digital Lending Directions, 2025 require.

Where we present offers from multiple lenders, we show you the complete list available to you, not a filtered one. You receive a Key Fact Statement from the lender before sanction. Sanction is entirely the lender’s decision.

Our processing fee waiver is a payment we make on your behalf, applies to one loan per property purchase, and applies only where the loan is sourced through us.

6. Referral programme

₹25,000 per referred person whose booking is registered, paid within 30 days of registration. TDS applies and is deducted at source. No cap on referrals.

You must have the referred person’s permission before giving us their number. Referrals must be genuine — we don’t pay on people already in our pipeline, on self-referrals, or on details submitted in bulk.

We may change or end this programme with 30 days’ notice. Referrals already registered before a change are honoured on the original terms.

7. Your account

Keep your registered mobile number secure — it’s how we verify you. Tell us immediately if you lose access to it. Give us accurate information; a wrong number means we can’t reach you and a wrong budget wastes everyone’s time.

Don’t scrape the site, don’t submit bulk or automated enquiries, and don’t reproduce our listing data commercially. We may suspend accounts that do.

8. Liability

We take responsibility for our own work: the accuracy of what we tell you, registering your enquiry properly, and presenting loan offers honestly.

We are not responsible for a developer’s construction quality, delivery delays, or breach of its agreement with you — RERA gives you direct remedies against the developer, and we’ll help you use them. Nor are we responsible for a lender’s decisions, or for losses from property market movements.

Where liability cannot lawfully be excluded, ours is limited to the commission we received on your transaction.

9. Complaints and disputes

Write to grievance@byebyebroker.com. We acknowledge within 48 hours and respond within 7 working days.

Unresolved property matters may go to Punjab RERA or Haryana RERA. Unresolved lending matters may go to the lender’s grievance officer and then the RBI Ombudsman. Data protection matters may go to the Data Protection Board of India.

These terms are governed by Indian law. Courts at Mohali, Punjab have jurisdiction. Nothing here limits any right you have under RERA or consumer protection law.

This is a demonstration build. Have these terms reviewed by a lawyer before publishing — particularly clauses 2, 4 and 6, where your actual developer agreements will determine what you can promise.
